What does a passive house (villa) mean? In short, the property was built according to the most demanding energy standards in the world! The Passive House energy standard is one of the most rigorous worldwide and was developed by the Passive House Institute Darmstadt, which, besides energy consumption, also ensures high thermal comfort with extremely low energy requirements. They are characterized by exceptional thermal comfort and minimal energy consumption. Detached houses, office buildings, religious facilities, hospitals, schools, residential buildings, and other structures that meet the Passive House standards differ in purpose but all offer a comfortable stay with very low energy needs. Warm, airy, and economical. Cold surfaces, moisture, or stagnant air are excluded in passive houses. All rooms are supplied with fresh air, and exhausted air is energy-efficiently expelled. They are extremely quiet from outside to inside, and the same applies to the heating/cooling and ventilation systems, which are designed to be very quiet. The following factors make the passive house unique: ⦁ Fresh and filtered air, everywhere and always: The ventilation system continuously blows fresh air into rooms with prolonged occupancy and simultaneously extracts moist and polluted air from bathrooms and storage rooms. ⦁ Consistent comfort feeling: greater than underfloor heating, as all surfaces remain constantly tempered. ⦁ No thermal bridges: two-dimensional analysis of heat transfer. ⦁ Airtightness: prevents unwanted air infiltration into the room. ⦁ Silence and peace, inside and out: achieved through the insulation and ventilation system. ⦁ We heat a little, but with style: via the Samsung multisplit system with cassette air conditioners in the suspended ceiling. ⦁ Cooling without blowing: with air conditioners utilizing Samsung WindFree technology. Air is released through numerous small openings on the device's casing. ⦁ Always hot water: a heat pump from the renowned manufacturer Stiebel Eltron with a capacity of 300 liters and a Grundfos circulation pump. ⦁ Manage the pool comfortably from home, without frequent visits to the pool machinery room, heating and cooling with a heat pump. ⦁ Energy consumption: The energy demand in the passive house in Barban is almost negligible, so you don't have to worry about operational costs. Estimated annual additional costs are only 1500 euros! Certification: Every passive house can be certified. The certification process involves verifying all calculations, models, and the construction of your building by an authorized person from the Passive House Institute. This person is independent of the designer and contractor and is tasked with checking whether every planned part of the building is constructed as designed. The review covers all relevant construction projects, the models and budgets of your certified passive house designer, and all building components affecting energy consumption, comfort, or hygiene. Upon completion of the construction, if everything is satisfactory, you will receive a certificate and assurance that your building indeed meets the specified comfort and consumption standards.
